On October 12, the Planning Commission approved the Dixon Medical Office Building, with conditions.The final design of ground floor details must be approved by the Planning Commission at a later date. At the bottom you will find the official Record of Decision Letter for this project.

The Planning Commission also approved the Marriott Springhill Suites Hotel. The official Record of Decision letter for this project is below.The next meeting of the Land Use and Zoning Committee will be Monday, November 21 at 6 p.m. in the Sprague Library.The first item is a  proposal by Harmon’s to add a Fuel Station at their Highland Drive Store. The second item is the 21st and 21st Small Area Plan.

RECORD OF DECISION LETTER FOR DIXON BUILDING

RE: Record of Decision for Petition PLNPCM2016-00585: Dixon Medical Office Building Conditional Building and Site Design Review at approximately 2188 S. Highland Drive.

On October 12, 2016, the Salt Lake City Planning Commission granted a conditional approval of the Conditional Building and Site Design Review for your project located at approximately 2188 Highland Dr. The following conditions were applied to the request:

  1. The applicant shall comply with all other Department/Division conditions attached to the staff report.
    1. Certificates of Occupancy for the project shall not be issued until the private street is complete providing access through the block from Elm Avenue to Wilmington Street.
  1. Certificates of Occupancy for the project shall not be issued until the pedestrian walkway running north to south on the western edge of the proposed development through the block has been
  2. Final approval of signage, lighting, and landscaping to be delegated to Planning staff to ensure compliance with the CBSD regulations. The signage plan shall include a wayfinding component providing direction for pedestrians to destinations in and around the Granite Block.
  1. Sidewalks, plaza space and other walkways through the property must allow for 24 hour public access.
  1. The east fa<;ade of the building adjacent to Highland Drive and the north fa<;ade along the proposed pedestrian plaza shall provide uses such as retail goods establishments, retail service establishments, public service portions of businesses, restaurants, taverns/brewpubs, social clubs, art galleries, theaters or performing art
  2. All of the parcels must be combined into a single lot through an approved Planning process.
  1. Final approval authority for the development shall be delegated to Planning staff based on the applicant’s compliance with the standards and conditions of approval as noted within this staff
  2. Approval is for the specific items discussed and identified in the staff report, on the site plan and the building elevations. All other applicable zoning regulations still apply.

Further, the Planning Commission added a condition requiring that the applicant return to the commission for final approval of the ground floor details of the building fac;ade along Highland Drive.

RE:                           Record of Decision for Petitions PLNPCM2016-00528 & PLNSUB2016-00529 – Marriott Springhill Suites Hotel – Planned Development and Conditional Building and Site Design

Location:         2206 South 1300 East

On October 12, 2016, the Salt Lake City Planning Commission granted approval of the Planned Development and Conditional Building and Site Design Review petitions for your Marriott Springhill Suites Hotel project located at 2206 South 1300 East. The following conditions were applied to the request:

  1. The applicant shall comply with all other Department/Division conditions attached to this staff report.
  2. Certificates of Occupancy for the project shall not be issued until the pedestrian walkway running north to south through the block has been completed.
  1. Additional elements of visual land pedestrian interest shall be incorporated along the Wilmington Avenue frontage on the lower levels of the building:
  2. Final approval of signage, lighting,additional street design elements (per condition #3) and landscaping to be delegated to Planning staff to ensure compliance with Zoning,CBSDR and PD
  3. Sidewalks,plaza space and other walkways through the property must allow for 24 hour public access.
  4. Final approval authority for the development shall be delegated to Planning staff based on the applicant’s compliance with the standards and conditions of approval as noted within this staff
  5. That the owner comply with all applicable zoning regulations that have not specifically been modified by the Planning Commission through the planned development process in

In reference to conditions #3 and #4, the Planning Commission has delegated final approval to Staff for the signage, lighting, landscaping and additional visual and pedestrian street design elements on the building fac;:ade along Wilmington Avenue .
