SH LUZ REPORT 2019 July

If you want to see a terrific view of what the S-line looks like from South Salt Lake all through Sugar House, click on this link:  https://www.buildingsaltlake.com/in-pictures-s-line-developments/
HERITAGE LOFTS is  a new project being built on the north east corner of 900 East and 2700 South. This is a permitted  use application, so there will be no public review.  This project will have a total of 32 residential units and 790 square feet of commercial retail on the ground floor level.  The buildings will be 29 feet tall, and will include 27 underground parking stalls.
Because the project involves two buildings and two lots, two separate permits were issued:BLD2018-11669 (address 909 E 2700 S) and BLD2018-11670 (2699 S 900 E).Planning approved two special exceptions for underground encroachment, for where the parking garage extended into the required front yards (PLNPCM2018-00772 & PLNPCM2018-00800), as well as two lot consolidations to combine 4 parcels into 2 parcels (PLNSUB2018-00771 & PLNSUB2018-00784) and one lot line adjustment between the 2 parcels (PLNSUB2018-00770).Other than the special exceptions for underground encroachment, the project complied with the standards of the CN zoning district and was permitted by right.  These impacts were reviewed by neighbors and those across the street, because they are the ones that will experience immediate impacts, according to Salt Lake City Planning.
If you drive by the site, you can see that demolition has begun.  They have not yet been issued a building permit.
SUGAR HOUSE TENNIS COURTS ON SUGARMONT
The city has identified four possible uses for the site, and would like your feedback.  Please take the short survey here, and there is space for other suggestions if you don’t like any of the proposed changes:  https://slcgov.az1.qualtrics.com/jfe/form/SV_9HztQBKuPItTJQN
BUS OR STREETCAR?
We have heard talk about SLC bus expansion, and maybe streetcar extension. Jon Larsen, Transportation Director for SLC was queried, and this is what he said:
” Late last year, we applied for and received a County grant to study transit options in conjunction with Millcreek. They are interested in extending some sort of high-quality transit option to their new town center next to Brickyard. We will also use this study as an opportunity to refresh the Sugarhouse multi-modal circulation plan. South Salt Lake is also participating. The SLC Transportation Division will lead the study. We’ll be working on a scope of work this summer, and hopefully get rolling on consultant procurement this fall.”  We will keep you posted as we learn more.  Here is a link to the draft study, you can read and provide us feedback:  https://sugarhousecomm.wpengine.com/proposed-parking-ordinance-how-does-it-affect-sugar-house/
The Planning Commission took the following actions:
  • Approved the Sugar Alley project with conditions
  • Approved the Sugar House Design Guidelines with a few changes and didn’t adopt some that we asked for.  This will go on to the City Council for final approval, so we will work with them to get our desired result.
  • Tabled changes to RMF – 30 zone.  Back to the drawing board.
  • Approved the Accessory Dwelling Unit at 2250 S 1800 East.
All of these projects are on our website https://sugarhousecomm.wpengine.com/land-use-zoning/.  You can read about them there, and I am happy to answer any questions.
Not sure what the agenda will be for the July 15 meeting.  We could talk about the proposed parking changes, or a strategy for lobbying the City Council to get some of the RMF-30 changes that we want included in the new ordinance.  Tell me what you would like to talk about.
